Landlords Fees

 

Comprehensive Lettings service

12% inc VAT (10% + vat) of the gross rental for the first year of the tenancy (see non optional fee's for renewal fees details )

  • Marketing of the property

  • Advice on refurbishment of property

  • Introduce tenant (s)

  • Assess tenant suitability

  • Negotiate tenancy terms

  • Prepare tenancy agreement

  • Arrange inventory, Energy performance certificates, floor plans and gas safety certificates as required.

  • Deduct any pre tenancy invoices

  • Collect first months rent and security/holding deposit

  • Provide tenant with method of rent payment

  • Manage transfer of utilities and council tax

  • Post tenancy lettings support service

  • Hold and register tenancy deposit as required. (An additional fee of £12 per annum may be charged to cover our costs for protecting the deposit)

  • Guidance with regards to legal compliance

  • Arrangement of a suitable check in/out date and time.

  • Review rent and negotiate renewals

  • Serving of section 21 at the landlords request

 

Management and rent collection service (Includes Lettings service)

18% inc VAT (15% + vat) of the gross rental for the first year of the tenancy and 15% inc VAT (12.5% + vat) for subsequent years. If instructed on a sole agency we will offer a reduction of 3% inc Vat (2.5% + vat) on the above fees.

  • Collection of rent on a monthly basis

  • Chasing non payment of rent and any shortfalls

  • Court attendance to evict a tenant for non payment of rent if required.

  • Court attendance for possession hearings if required

  • Undertake general periodic inspections of properties as required.

  • Arrange for general repairs and maintenance work as required

  • Handle return of deposit and any disputes

  • Provision of out of hours emergency telephone line

  • Hold keys throughout the tenancy

  • Preparing periodic statements as required and forward to accountants.

  • Dealing with insurance claims on behalf of the landlord including appointing of loss adjusters.

 

Non optional renewal Fee's

Renewal Fee's – 9% Inc Vat (7.5% + vat) of the gross yearly rental for every subsequent years of tenancy.

  • Advice on rent increases

  • Negotiation amendment and updating terms of a further tenancy.

  • This also applies if tenant holds over an existing tenancy

  • Continuation of post tenancy lettings support service

  • Renewing tenancy deposit protection (if required)

 

Inventory fee's

  • Preparation of Inventory, schedule of condition and check in of the tenant (s). Cost is dependent on the size and furnishing of the property.

  • Check out the tenant (s) preparing a check out report/schedule of condition. Cost dependent on the size and furnishing status of the property. Please confirm the cost for your property with one of our team 

  • Payable to the independent inventory clerk.

  • You may appoint your own inventory clerk if you wish.

Legal backup

  • 1.2% inc VAT of the gross annual rental for every year that you opt for legal backup. 

 

£0 Excess Rent Guarantee (Includes Legal backup)

  • 2.4% inc VAT of the gross annual rental for every year that you opt for a Rent Guarantee.
